Top 10 Home Features Buyers Want

When searching for a home, buyers typically have a long list of preferences they would like to have in their new home. From plenty of outdoor space to crown molding, it's these niceties that really put listings over the top. The National Association of REALTORS® recently published their 2013 Home Features study, which outlines the top features that are must-haves for today’s homebuyers. 2,000 buyers were asked to name their most desired features out of the 33 included in the survey. To Texans, it comes as no surprise that the number one most desired feature was central air conditioning. 65% of buyers nationwide ranked this feature as the most important. Here’s the list of the top 10 features homebuyers want most in a new home:

  • Central Air Conditioning
  • Master Bedroom with a Walk-In Closet
  • Cable/Satellite TV and Internet Ready
  • Ensuite Master Bathroom
  • New Kitchen Appliances
  • Granite Countertops
  • Kitchen Island
  • Eat-In Kitchen Area
  • Hardwood Floors
  • Stainless Steel Appliances

Most buyers were willing to pay more for central air conditioning, a walk-in closet and new kitchen appliances instead of purchasing a home without them. Buyers will also often spend more for a home with a laundry room or a study. Nearly all house hunters preferred more storage space, including garages and basements. Energy-efficient windows and appliances were features that today’s homebuyers desired, but didn’t consider a deal-breaker. Younger buyers also looked for homes that were more tech-savvy and included features like security cameras, wireless home audio systems, programmable thermostats and lighting control systems. For ages 55 and up, most preferred first floor bedrooms and one story homes.

If your home doesn’t have all these features, there's no need to worry. 53% of buyers took on a home improvement project within three months of purchasing a home and 31% of buyers were willing to replace older appliances. The most commonly renovated areas were kitchens and bathrooms.
