September 2018 Austin Market Report

According to the September 2018 Central Texas Housing Market Report, Austin's market stayed generally steady through the month of September. Most counties in Central Texas saw a slight decrease in single-family home sales, with the Austin-Round Rock area down 1% to 2,368 homes sold while the median home price rose 4% to $302,000. Despite the continuous rise in prices, pending sales for September increased by 3%. The month of September also yielded an increase in total dollar sales volume to $906 million. The home inventory level for the Austin area saw no change with 3 months of inventory available. Check out the newest numbers from the Austin Board of REALTORS® for September:

  • 2,368 single-family homes were sold this September - 1% fewer than September 2017
  • The median price of a home increased 4% since last September to $302,000
  • Total dollar volume of single-family properties sold was $906 million for September 2018, up 6% from last year
  • No change in the months of inventory since September 2017, settling at 3 months in September 2018
  • 53 days spent on the market in September 2018, 1 less than the previous year
  • 7,706 active listings during September 2018 - up 5% from September 2017
  • 2% decrease in new listings for September 2018 for a total of 2,790 listings
  • 3% more pending sales than September 2017 with 2,362 in September 2018
