If you’re in the market for a new home, consider looking north of Austin! The cities of Round Rock, Pflugerville, Hutto, and Leander are booming with growth. In these areas, builders can’t build homes fast enough! Pflugerville alone saw over 700 new homes built in 2014, which is a record for the city. Over 400 new homes were built in Hutto last year, and just over 270 were built in Round Rock. These numbers are only expected to grow in 2015.
Builders are delivering new homes in these areas in the form of infill homes and master-planned communities. Infill neighborhoods are ones that are built on small pockets of land with utilities already installed. These plats are ideal for townhome communities, like the Rockwell Village Condos in Round Rock. In fact, 158 townhouse were built in Round Rock last year. Several master-planned communities are also in the works. Driving by in Round Rock, locals can already see the wooden frames of the first new homes of Vizcaya. When complete, this community will feature over 1,000 homes. In Pflugerville, the Sorento community continues to grow. This neighborhood will have about 950 homes when fully complete. The Travisso and Mason Hills communities in Leander combined will bring an estimated 4,000 homes to the area when complete.
In an area where homes are in high demand, these new homes are a welcome addition to the market. Builders hope to attract all types of buyers to their neighborhoods by offering a wide variety of floor plans, lot sizes and price points. Sometimes builders develop a bad reputation by building homes too quickly and compromising quality. However, cities like Round Rock are enforcing higher building standards to ensure buyers are purchasing high-quality homes that will last for years.
