June 2015 Austin Market Report

If you thought the Austin real estate market was cooling off, think again! According to the latest numbers from the Austin Board of Realtors, Austin home sales in June exceeded 3,000 sales for the first time since July 2013. That’s a 5% increase compared to June of last year, for a total of 3,051 sales. Austin home prices also continued to rise last month, with an 8% increase in median price to $272,250. However, the increase in Austin home prices yielded a total dollar sales volume of $1,018,625,166 in June 2015. This is the first time the total dollar sales volume for Austin homes has exceeded the $1 billion mark. If July home sales look anything like June’s, the Austin market is in for a hot summer season! June 2015 Austin Area Market Statistics

  • 3,051 single-family homes were sold last month, or 5% more than June 2014
  • $272,250 was the median price for a home in June 2015, which is 8% more than June 2014
  • 2.8 months of inventory available in June 2015, unchanged since June 2014
  • Homes spent 2 days more on the market than June 2014 at 42 days on average
  • 3% increase in new listings from June 2014 to 3,812 new listings in 2015
  • 6,701 active listings in June 2015, which is a 4% increase from June 2014
  • 3,023 pending sales in June 2015, or 8% more than June 2014
  • 8% increase in total dollar sales volume in June 2015 to $1,018,625,166

This month’s report also included the mid-year statistics for 2015. So far, 13,917 single-family homes have been sold in the Austin area, which is 4% more than the same time in 2014. The median price of an Austin home has also increased 10% since last year to $263,000. With a 12% increase in total dollar sales volume for 2015 at the mid-year mark, Austin’s market seems on track to surpass the records from 2014. Take a look at the mid-year totals for 2015:

  • 13,917 single-family homes sold between January and June 2015, which is 4% more than the same time in 2014
  • 10% increase of the median price for single-family homes for mid-year 2015 at $263,000
  • 19,865 new single-family homes were listed on the market - 3% more than mid-year 2014
  • 5,727 active single-family home listings - an 8% increase compared to the first half of last year
  • Total dollar volume of $4,617,178,959 in single-family homes sold – a 12% increase from 2014
