When it comes to getting your home ready to sell, considering your potential buyer's first impression should top your list. Making small changes around your home can make a big difference and help you get top dollar. Our agent Michelle Sain, one of our experts in Austin home sales, shared her top four ways to boost the value of your home.
Get Your Home Ready to Show- With almost 90% of buyers conducting their Austin home search online, making your home look spectacular in photos is key. “The most appealing photos online feature a noticeable absence of clutter,” Michelle says. One of the easiest and quickest ways to boost the value of your home is to remove clutter and pack away non-essential belongings. The lack of clutter will not only make your home feel spacious to prospective buyers, but will also result in great photos! As an added bonus, you’re also one step closer to being packed for your upcoming move.
Freshen the Look of your Home- “The largest visual spaces in your home are your walls and ceilings, so they are easily noticed by prospective buyers,” Michelle says. “A fresh coat of paint will instantly transform your home to look like new again.” Don’t forget about the baseboards, doors, and moulding around the house. Even dated wood cabinets and paneling can suddenly look fresh and attractive with a coat of paint. When in doubt, white is always a popular choice. Grey can also be a suitable color. No matter what color you choose, test each one on a small section of your wall before committing. Paint is an inexpensive way to refresh the look of your home. Austin Habitat for Humanity even offers free recycled paint for interior and exteriors at ReStore.
Replace Anything That’s Broken- Take a tour of your home as a potential buyer would with a critical eye. Have items in your home become worn out, broken, or are outdated? If so, it's time to replace those items. Thoroughly clean faucets with built up water deposits and replace outdated fixtures. Replace worn out or mismatched door knobs with new ones. “You will be amazed at how much an inexpensive door knob can update the look of a home,” Michelle revealed. Pay special attention to your front door handle. The front door is one of the first things a potential buyer will see. If it looks clean and fresh, buyers will be excited to see the inside.
Consider the Floors- After the walls, floors are the next largest area in your home. If your flooring is worn or dated, a good cleaning can make a huge difference. If cleaning didn't bring your floors back to beautiful, then the next step is to consider changing the flooring. Some sellers believe they shouldn’t update their flooring because future buyers prefer to choose their own. “This is simply not true,” Michelle advises. “Prospective buyers don't want to see old and dirty flooring in a home they are choosing to pay top dollar for. Buyers who walk into a home with spectacular new floors will see the home as move-in ready and will be more likely to pay more.” Many flooring companies will take partial payment upfront and then accept full payment after the home closes. Take a look at furniture catalogs and design magazines to get an idea of current flooring styles to choose the one that’s right for your home.
