February 2015 Austin Market Report
According to a report from the Austin Board of Realtors, February was a record-setting month for Austin real estate! Both home sales and home prices were at their highest ever recorded for the month of February. In February 2015, 1,775 homes were sold in the Austin area, which is a 5% increase over last year. Median home prices also rose by 8% to $248,640 in February 2015. Despite a rise in prices, the Austin market was still active in February, with a 3% increase in new listings and 9% increase in active listings. These new listings contributed in the rise of the available inventory in Austin to 2.2 months. Overall, February was a strong month for real estate in the Austin area.   • $248,640 median price of a single-family home in February 2015, or 8% more than February 2014
  • Homes spent 58 days on the market on average, which is 3 days more than February 2014
  • 0.2 month increase in available months of inventory in February 2015 to 2.2 months
  • 5,142 active listings in February 2015, which is a 9% increase over February 2014
  • 2,619 new listings in February 2015, or 3% more than February 2014
  • 8% increase in pending sales from February 2014 to 2,278 listings in February 2015
  • 10% increase in total dollar sales volume in February 2015 to $546,572,200
