December 2015 Austin Market Report

The Austin real estate market ended 2015 with a bang! According to the latest numbers from the Austin Board of Realtors, 2,390 homes were sold in December 2015, which is the highest ever for the month. Area home prices also rose 10% to a median price of $270,000. December can be a slow month for real estate, but Austin saw a 6% increase in new listings compared to last year, as well as a 3% bump in active listings. The rising prices in the Austin area yielded $833,880,560 in total dollar sales volume. December was another great month for Austin real estate.   • 1,646 new single-family homes were listed in December 2015, or 6% more than December 2014
  • 3% increase in active listings from December 2014 at 5,214 listings
  • 1,601 pending listings were on the market last month, or 1% less than December 2014
  • 2 months of inventory available in December 2015, unchanged since December 2014
  • 10% increase in the median price of a home from December 2014 to $270,000
  • Total dollar volume of home sales in December was $833,880,560- 19% more than December 2014

2015 overall was a record-setting year for Austin real estate. 29,068 homes were sold in 2015, which is the highest-ever recorded annual sales for the Austin market. Last year also marks the 5th straight year that Austin has seen an increase in annual home sales. Here are the year-end totals for 2015 from the Austin Board of Realtors:

  • The median price of a home in 2015 was 9% more than the previous year at $263,900
  • 2015 had a 13% increase in total dollar sales volume than 2014 for a total of $9,695,852,178
  • Homes spent 2 days longer on the market in 2015 than 2014 with an average of 49 days
  • 36,810 new listings on the market- a 4% increase over 2014
  • 6,044 active listings were on the market in 2015, or 5% more than 2014
  • 5% increase in pending sales in 2015 at 29,839 sales
