Owning an Austin lake home is a dream for many. Though there are a few waterfront homes in Austin located on creeks, when most people think of Austin waterfront homes they think of those on Lake Travis, Lake Austin, and Lady Bird Lake. These lakes are really part of the larger Highland Lakes system, which is a series of man-made lakes on the Colorado River starting with Lake Buchanan upstream, and ending with Lady Bird Lake downstream. Lake Travis is the largest of the Highland Lakes and its level, which is controlled by the Lower Colorado River Authority (LCRA), fluctuates significantly depending on the amount of rain the area receives. Closer to downtown is Lake Austin waterfront, a bit pricier than upstream waterfront, but also a bit chillier since it is fed from the bottom of Lake Travis. For years, the lake in the center of Austin was known as Town Lake, but after Lady Bird Johnson died in 2007 the City of Austin changed the name to Lady Bird Lake in honor of her efforts to develop the trail system around the lake. The trail at Lady Bird Lake is now one of Austin's most used and beloved assets - you'll always see joggers, cyclists, and hikers out enjoying it. Homes on Lady Bird Lake are hard to come by and some of the most expensive Austin lakefront homes you'll find.

Note: Below you'll find we've grouped Austin Waterfront neighborhoods by the Austin  lake they are near. Although you will find some Austin waterfront homes in these communities, not all homes in these neighborhoods are sure to be waterfront properties.

Lady Bird Lake Waterfront Communities

Waterfront on Lady Bird Lake is the closest you'll find to downtown Austin, which is one reason its so expensive and in such short supply. Multi-million dollar homes with incredible city views are what you'll find along Lady Bird Lake (also known as Town Lake), as well as high-rise condos. The lake runs from the Tom Miller Dam near Red Bud Trail in Westlake Hills, through Austin, and under IH-35 to the Longhorn Dam near Cesar Chavez and Pleasant Valley Road.

Lake Austin Waterfront Communities

One of the seven Texas Highland Lakes, Lake Austin is fed by Lake Travis and feeds into Lady Bird Lake. Lake Austin starts in NW Travis County and runs through west Austin and Westlake Hills. The water is cold in Lake Austin and Lake Austin homes are expensive - thanks to its constant level.

Lake Travis Waterfront Communities

Lake Travis is the largest of the seven Texas Highland Lakes formed by a chain of dams constructed in the 1930s and 1940s on the Colorado River. Lake Travis water levels are controlled by the Lower Colorado River Authority, and it  sits between the Max Starcke Dam and the Mansfield Dam. Lake Marble Falls is upstream and Lake Austin is downstream. Lake Travis is the largest of the Austin area lakes, making it the most popular destination for water recreation in the area.
